Apartment is comfortable and comparably priced with others in this area. Maintenance is prompt and effective. Office staff is friendly, fair, and competent. Parking is abundant, though not all covered. Lawn is over-watered, however, which increases rent some. 30-day vacate notice. Pet friendly. Recommend that office be open Sunday and closed Monday to accommodate weekend apartment shoppers.


The staff was very helpful in getting me in, due to some bad credit and unemployed, they were still able to work with me to get an apartment. The one bedroom is very spacious, good size living room, huge closet, and nice kitchen. I would recommend these to anyone looking for a place. It's also very convenient, Walmart, is just up the street, fast food, and get anywhere in Albuquerque in about 10 minutes.


Staff is helpful and wonderful! Love the location and the apartments!


I lived at Academy Terrace for only 5 months so my insights may not be as heavily weighted as other former/current tenants but here are my pros and cons of living here Pros: 1) Cost--I had one of the upgraded apartments (#32) and was pretty impressed with the cost for the square footage and appliances. My wife and I had relocated to ABQ after living in Seattle and Philadelphia for some time so we believed we had an amazing deal on the rent costs. If you are from ABQ you may disagree. 2) Floor Plan---Pretty simple here. I had a two bedroom apartment and liked the layout pretty well. It's also nice that Academy Terrace only has first and second floor apartments, no third floors. 3) Noise by neighbors--I was on a second floor apartment and would occasionally hear my neighbors below me but not often. We NEVER heard our immediate next door neighbor and loved that. (Check CON #1 below to see what noise did bother us.) Cons: 1) Road noise if you live close to Academy--I can only speak for myself but the apartment I was in (#32) was really close to Academy RD and the road noise drove my wife and I crazy. Avoid that at all costs if you can. 2) Gym--There isn't a nice thing I can say about the gym. It's poorly lit, has no television or audio system and is rather small. It's also disappointing because two of their treadmills don't work and they have only one weight machine. The pool is alright. 3) Poor lighting throughout the complex--This may seem like a strange thing to mention but it's worth noting. My wife hated the poor lighting more than I did. She didn't always feel the safest walking in the complex simply because they don't having enough lighting along the walking paths or in the parking lots. And the neighborhood is perfectly safe but if you can't see well enough it can be unsettling. All in all, this is a pretty good place to call home for sometime. I would recommend Academy Terrace to a friend or family member. It's a pretty good deal for the money and the location is great since it's close to the golf range, Sprouts, Gecko's Bar and a bunch of other restaurants. Just try to avoid living too close to Academy Road or McKinney Road for a quieter experience. Work with Esther if you can. The staff is pretty cool but I didn't have a bunch of interactions with them. Enjoy.


Update at bottom. For the price and location, we have had really enjoyed living at Academy Terrace the past 2 years. They also do discounts for military and students, which we qualified for. We initially picked them because we have a boxer and very very FEW apartments in the city take boxers mainly due to weight. They have no weight limit for dogs here, but do have a breed restrictions list (ie pit bulls for example among a few others). Our dog is around 70 lbs, and many apartments we were finding limit to around 50 lbs. So, that coupled with the convenient location right off I-25 was great. You do have to pay for a gym key, but it's a deposit so you get your $ back when you move out and return the key. The gym equipment is actually pretty nice, but no TV sadly, so we just bring our tablet with downloaded videos and headphones, easy fix. There is also a nice pool. We are in a 3 bedroom which is very spacious. All the maintenance issues we have had have been swiftly resolved. There is free covered parking! Many places charge extra for covered spots. Though I do wish it was gated. They also provide free bug cleanings weekly you can sign up for by a pest control company. Sounds sort of strange maybe, but because there is so much plant life around the complex- beautiful trees and grass a rarity here in ABQ and great for walking dogs!! But this means there can also be more bugs, so they offer this service for free! Since we take advantage of this during the summer we haven't had bug problems. We lived in many apartments before moving to New Mexico and the front office staff here is by far the best we have ever encountered. Friendly and efficient, though I will say we also strive to be good tenants!!! It's a two way street and makes their job easier. Plus they always have cookies, lemonade, and even dog treats in the office which I always take for my boxer. All in all our favorite things about Academy Terrace are: Location; Beautiful Grounds; Big Dog Friendly; Efficient Staff! Update January 2016. -Although we still enjoy living here, we've had some major disappointment with maintenance during snow. It has snowed over a weekend and then an evening recently, and I have slipped 3 times in common areas such as sidewalks and parking lots. One of these times, I fell with my 10 month old baby in my arms. Thankfully, we were not seriously injured- but to my dismay our office manager said they simply do not salt on the weekends or at night because maintenance is off. They do provide salt in the office for you to get for your patio- which we have. They also went to salt the parking lot area after I reported it the next day. If we had been injured the company would absolutely have been liable and we would talk with a lawyer. Hopefully it will snow during a weekday whenever it snows next.... or they will be proactive about helping prevent tenant injuries and salt whenever it happens to snow. -Second, we've really wanted to continue using the gym, however many of the machines are broken or have not been maintained and are in unsafe condition to use (ex- treadmill belt loose and not on correctly). This is in addition to still no TVs or fans in the room, thus sadly the gym has become pointless to us and we've purchased a gym membership down the road.
